We’ve been hosting in Lipa for three years now. In that time we’ve had hundreds of families through the 2BR Spacious and the 1BR Cozy — and one piece of feedback shows up over and over: “This was great. Do you have anything bigger? Anything more — fun for the kids?”

The honest answer for a long time was “not yet.” We tracked every request. We kept the list. We listened.

This year we built the answer. And we’re getting close to opening the doors.

What’s coming: meet Mickey in Lipa

Tucked inside Bella Vita Subdivision in Brgy. Anilao, Lipa City — a quiet residential pocket about ten minutes from the rest of the city — we’ve put up something different. Not another studio or another generic unit. A full house which has been designed top to bottom around the way families actually use a vacation rental.

We’re calling it Mickey in Lipa. Two floors. Three bedrooms. One kitchen. Sleeps up to 13 guests across a queen master, two bunk rooms, a living-room day bed, and a flexible floor mattress therefore parents, kids, and the lola/lolo who decided last minute they were coming too.

And the thing that makes it land — the part the kids will not stop talking about — is the theme.

The Disney-inspired part (yes, really)

When we designed Mickey in Lipa, we wanted a space that felt like a small adventure on its own. Something kids walk into and immediately know is for them — not a watered-down “kid-friendly” hotel room with a beige duvet and a fold-out cot.

So we leaned in. Mickey Mouse gallery walls. Playful murals in both kids’ bedrooms. A “Dream it, Do it” Disney quote in the lounge. Ring chandeliers, modern furniture, and a Mickey-shaped accent here and there for the parents to spot. The master bedroom keeps the playful spirit but stays restful — a queen bed, soft lighting, a “all you need is a little bit of magic” wall print that you don’t notice until you’re already half-asleep.

It’s the kind of place where check-in becomes an event. Where the kids run up the stairs to claim a bunk. Where you’ll get the family photo by the gallery wall before the bags are even unpacked.

That’s the bet, anyway. We’ll know when the first families arrive.

The layout, briefly

We’ll save the full property tour for the launch post — but here’s the rough shape so you know what you’re working with:

Ground floor

  • An open lounge + dining area (with the Mickey gallery wall, the standout statement piece) — includes a day bed that sleeps 2 for late-night movie marathons or extra crashers
  • Bedroom 1 — a bunk room with two double-twin beds, sleeps 4
  • A full kitchen ready for real cooking
  • A common toilet and bath
  • A garage (parking inside the property — secure car overnight)
  • A small reading nook tucked under the staircase
  • A floor mattress kept on hand for one more sleeper (the cousin who decided last minute, the kid who insists on sleeping next to the dog)

Second floor

  • The master bedroom — queen bed (sleeps 2), walk-in closet, en-suite bathroom
  • Bedroom 2 — a second bunk room with two double-twin beds, sleeps 4

Big enough to host extended family or a small barkada. Small enough that everyone can find each other for dinner. The parents get the private master upstairs, the cousins claim the two bunk rooms by age, and the day bed plus floor mattress catch the overflow on the bigger weekends.

One house, three ways to book it

Here’s the part most readers haven’t seen done in Lipa before: Mickey in Lipa lists on the booking calendar in three configurations — same Disney-inspired house, three different sizes depending on the group you’re traveling with. The other bedrooms simply get locked off when they’re not part of your booking.

  • 1-Bedroom Listing (sleeps up to 5) — Kitchen, garage, queen master bedroom upstairs, and the living room with its day bed. Floor mattress kept on hand. Both bunk rooms (Bedroom 1 downstairs and Bedroom 2 upstairs) stay locked off. Built for couples, solo travelers, and small stays who want the full Mickey aesthetic without paying for square footage they won’t use.
  • 2-Bedroom Listing (sleeps up to 9) — Everything in the 1-Bedroom, plus Bedroom 1 downstairs (the first bunk room — two double-twin beds, sleeps 4). Bedroom 2 upstairs stays locked off. The right size for families of 4 to 9 who want a private bunk room for the kids but don’t need the whole house.
  • 3-Bedroom / Full House Listing (sleeps up to 13) — The entire Mickey in Lipa. Both bunk rooms unlocked, queen master, day bed, floor mattress, every room of the house yours for the weekend. The hero booking for multi-generation families, barkadas, and birthday weekends.

The Disney gallery wall, the Mickey murals, the ring chandeliers, the full kitchen — those come with every configuration. What changes between listings is just how many bedrooms unlock with your stay.

For most direct-booking guests, this is a quiet upgrade: instead of being told “the unit you wanted is booked,” you can scale the booking up or down depending on the group. If you’ve ever wanted to book HavenInLipa but the unit you wanted was unavailable on your dates — this flexibility is the answer.

Why this matters if you’ve booked with us before

A few things we want returning guests to know:

Direct-booking guests get first dibs. When the new units open for bookings, we’re notifying our direct-booking guest list 48 hours before public availability. If you’ve stayed with us before and given consent to be on the list, you’re already in.

The pricing approach stays honest. No platform fees. GCash, BPI InstaPay, or Stripe. Direct rates that beat any platform listing by 15 to 20%. If you’ve read our Book Direct vs. Airbnb breakdown, the same logic applies to the new listings.

Repeat-guest perks carry over. If you’ve stayed with us more than once, the returning-guest rate applies to the new units too. Message us when the units open and we’ll set it up.

Grandparents in town from the province, two adult siblings with their kids, everyone wants to be together but no one wants to share a single hotel suite. The master bedroom handles the lolo/lola, the two bunk rooms split the cousins by age, the kitchen lets you make merienda for fifteen people without ordering out. This is the trip Mickey in Lipa was designed for.

The barkada with kids

Three or four couples, six to eight kids, one weekend, one house. You can run karaoke downstairs without waking the toddlers upstairs (most of the time). The Mickey theme is a built-in kid distraction the entire trip.

The birthday weekend

Renting a hotel ballroom for a kid’s birthday is expensive and impersonal. Renting Mickey in Lipa is half the price and gives you 48 hours instead of 4. We’ll prep the unit for the occasion if you message ahead — we’ve done a few already on the dry runs.

The work-and-family trip

One parent on remote calls in the master upstairs while the kids run the house downstairs. WiFi runs fast on a dedicated fiber line. Drinks on the kitchen island while you work — that part is unofficial.

We’re in the final fit-out phase as of mid-May 2026. Targeting soft launch by early June for a small number of trial bookings (the early-access list gets these dates first). Public availability opens later in June once we’ve worked out the kinks from the first stays.

Common early questions

Will Mickey in Lipa be on Airbnb?
Eventually, yes — but direct-booking guests will always get the better rate. The 15 to 20% you save by booking direct is real. Here’s the full breakdown of how that math works.

How does pricing compare to the existing 2BR?
Three different rates for the three configurations. The Mickey in Lipa 1-Bedroom Listing will price similar to the Cozy 1BR Haven. The 2-Bedroom Listing slots between the existing Spacious 2BR and the full house. The Full House is the headliner rate — higher absolute price, but the per-person cost works out to less when you fill it with 8 to 13 guests. We’ll publish exact pricing at launch.

Will the Mickey Mouse theme feel over-the-top for adults?
Honest answer: it’s prominent in the kids’ bedrooms and the gallery wall, more subtle in the master and the kitchen. The master bedroom is restful and adult-feeling. The kids’ rooms are full character. The lounge is the showpiece. We’ve designed it so adults enjoy the design as much as the kids enjoy the theme.

Is it good for very young kids (toddlers)?
Yes. Single-floor entry, gated village, bunk rooms with low-bed options available on request, and we can baby-proof key areas before check-in if you let us know in advance.

What about pets?
We don’t allow pets in our units at this time. Sorry, we know this is a dealbreaker for some travelers.

Can we book it for a birthday or special occasion?
Yes, and we’ll prep the unit for it if you give us a heads-up. Welcome arrangements, decorations, late check-out, the things hosting a hotel can’t really do. Subject to additional charges.

Why we’re excited about this one

We’ve been in the Lipa market long enough to know what’s missing. There’s no shortage of generic Airbnbs in this city. There’s a real shortage of family-built, themed-with-care, full-house rentals that don’t feel like a converted residential unit with a couch from someone’s office hand-me-downs.
